AppFolio Elevates 2026 Outlook After Solid Q2 Performance Driven by AI Innovation

Q2 2026 revenue rose 19% year over year to $281.1 million.
Value Added Services (VAS) revenue grew 22% year over year to $219.5 million.
Operating cash flow from operations jumped 66% to $87.6 million in the quarter.

AppFolio posted a strong second quarter, with revenue jumping 19% year over year to $281.1 million. Quartr reported that growth was driven by higher usage of payment, tenant screening, and risk mitigation services, as well as rising customer adoption of new platform features.
The company also raised its full-year 2026 revenue outlook to $1.117 billion–$1.127 billion and lifted its non-GAAP operating margin target to 26.5%–28.0%, according to Seeking Alpha. The midpoint of the new revenue range sits just above Wall Street's prior consensus.
Value Added Services — fees for payments, screening, and risk tools layered on top of the core software — were the standout. VAS revenue grew 22% year over year to $219.5 million. That segment is now the dominant revenue driver for the business.
Cash flow was just as impressive. Operating cash flow surged 66% to $87.6 million in the quarter, according to ChartMill. GAAP net income came in at $41.5 million, or $1.17 per diluted share. Non-GAAP operating income hit $76 million, good for a 27.1% margin.
The quarter pushed AppFolio past a major milestone. The company surpassed $1 billion in trailing twelve-month revenue, a threshold that signals it has moved firmly into large-cap software territory. Units under management also grew 8% year over year to 9.6 million, showing the customer base is still expanding.
Yahoo Finance noted that AppFolio beat the Zacks Consensus Estimate for non-GAAP EPS, posting $1.71 per share against a consensus of $1.67. That marks a positive earnings surprise of about 2.4%. The company has now beaten estimates in each of the last four quarters.
On the earnings call, CEO Shane Trigg highlighted AI-enabled performance management as a core driver of customer momentum. According to the Seeking Alpha transcript, Trigg credited the platform's AI features with helping property managers improve efficiency and get more value from the software.
That focus on AI is not just a talking point. It ties directly to AppFolio's strategy of deepening usage within its existing customer base rather than relying purely on new sign-ups. Higher usage drives more VAS revenue — which is exactly what the Q2 numbers showed.
Management now targets full-year 2026 revenue of $1.117 billion to $1.127 billion. That range was nudged higher from prior guidance. The non-GAAP operating margin target was also raised, now set at 26.5% to 28.0%, up from the previous range.
ChartMill described the results as showcasing "quality growth and cash flow strength." With margins expanding, cash generation accelerating, and units under management climbing, AppFolio enters the back half of 2026 with clear momentum across all major financial metrics.
