Santa Rosa saw a flurry of home sales between June 22 and June 24, with prices ranging from $625,000 to $1.1 million across single-family homes and condos. According to Press Democrat and Sacramento Bee, the burst of activity highlights a robust and diverse housing market in the Northern California city.
Price per square foot varied widely — from about $306 to $634 — showing that raw size is only one piece of the puzzle. Lot size, amenities, and location all played a role in final sale prices, Sacramento Bee reported.
The priciest deal of the period was 380 Irwin Lane, which sold for $1.1 million at $634 per square foot. The 1,726-square-foot home sits on a sprawling 2.3-acre lot. Close behind was 475 Semillon Lane, a 3-bedroom, 3-bath condo that fetched $900,000, according to Press Democrat.
At the more affordable end, 2385 Vera Drive — a four-bedroom, three-bath two-story — sold for $699,000, or $364 per square foot, Sacramento Bee reported. The home sits on a 4,724-square-foot lot and includes an attached two-car garage.

The home at 928 Langeburg Street sold for $625,000, or roughly $306 per square foot — the lowest price per square foot in this batch of sales. Its 3,220-square-foot lot is also among the smallest, which may help explain the lower price, according to Sacramento Bee.
Several features showed up across multiple listings. Fireplaces, cooling systems, and attached two-car garages were common. These extras appear to push prices higher, regardless of interior square footage, Press Democrat noted.
Lot size also played a big role. The $1.1 million Irwin Lane sale sat on 2.3 acres — far larger than any other listing. In contrast, the $306-per-square-foot Langeburg Street home had only 3,220 square feet of land. The data suggests that in Santa Rosa, land and amenities matter just as much as bedroom count, Sacramento Bee reported.
