SEGRO Park Coventry Secures Three Major Leases, Driving Growth and Investment in West Midlands

DP World and DHL are among SEGRO Park Coventry's existing occupiers, underscoring the park's growing international logistics cluster.

SEGRO has signed three new leases totalling around 540,000 square feet at SEGRO Park Coventry, bringing in roughly £6 million of new annual rent, according to MarketScreener. The tenants are Volvo Group UK, DIRKS Consumer Logistics, and GigaCloud Technology — a mix of automotive, third-party logistics, and tech-driven warehousing.
The deals push the park's total leased space to about 1.7 million square feet, Insider Media reported. Once fully developed, the 73-acre site will offer around 3.7 million square feet of industrial and distribution space and could employ up to 5,000 people.
Volvo Group UK will get a 91,000 sq ft build-to-suit facility at the park. Insider Media reports it is designed as a parts distribution hub for Volvo's UK and Ireland networks. The building is expected to be operational in early 2027.
Volvo described the unit as purpose-built and highly efficient. The aim is to strengthen supply-chain resilience and improve service levels. It is the smallest of the three deals but the only one built specifically for a single occupier's needs.
DIRKS Consumer Logistics signed the largest lease — 306,000 sq ft. The third-party logistics firm is relocating from another site in Coventry and plans to move in during the first half of 2027, according to BE News. The move supports its continued growth in consumer logistics.
GigaCloud Technology, a tech-focused warehouse operator, took a 140,500 sq ft speculative unit. The deal expands GigaCloud's UK footprint. Together, the three leases cover more space than 10 football pitches and add meaningful scale to an already busy logistics cluster.

All new buildings at the park are being built to BREEAM Excellent standard. BREEAM is a widely used rating system for green buildings. Units will also hold an EPC A energy rating — the highest possible. Both targets signal a focus on low-carbon logistics, according to BE News.
Once fully occupied, the park is expected to support up to 5,000 jobs in the West Midlands. Coventry Observer noted the site's role in boosting the regional economy. The three new deals alone represent a major step toward that goal.
