British Columbia Home Sales Dip in August Despite Gradual Year-to-Date Market Recovery

The British Columbia Real Estate Association reported 5,653 residential MLS sales in August, a 4.7 per cent decline from August 2025. Sales had fallen below 5,200 in January before steadily rising through the year.
Provincial home-sale dollar volume totalled $5.2 billion in August, 25.4 per cent below the 10-year average for the month. Year-to-date sales volume reached $43.26 billion, down 6.5 per cent from the same period last year.

Home sales across Canada fell sharply in August as economic uncertainty weighed on the market. The Canadian Real Estate Association reported a 6.9% decline in August sales compared to the previous year, with 37,504 homes sold, according to CREA. Higher interest rates and growing concerns about U.S. tariffs are expected to keep pressure on housing demand in the months ahead.
August marked a challenging month for Canada's real estate market. The Canadian Real Estate Association recorded 37,504 residential sales in August 2026, down 6.9% from August 2025. This decline reflects growing economic headwinds affecting buyer confidence across the country.
The slide follows months of volatile activity. Sales had been gradually recovering through the spring and early summer, but the August numbers suggest momentum is fading. The Globe and Mail reported that economic uncertainty has become the dominant factor deterring home purchases nationwide.
British Columbia home sales fell 4.7% in August to 5,653 units, according to the British Columbia Real Estate Association. The provincial average price dropped to $924,826, down roughly 1% year over year. However, the province has shown gradual improvement since January, when sales dipped below 5,200 units.
Regional performance varied widely across the province. Greater Vancouver recorded 1,869 sales, down 3.6% annually, with average prices at $1,213,418. The Fraser Valley saw prices fall 4.7% to $949,354, but Chilliwack bucked the trend with prices rising 1.5% to $746,289.
Market recovery will remain slow and uneven going forward. CRA senior economist Shaun Cath cited higher long-term interest rates and potential U.S. tariffs as key risks to housing demand. Sales and dollar volume remain well below historical averages despite the year-to-date improvement in British Columbia.
