Real Estate ETFs Experience Surging Short Interest and Significant Institutional Investment in July

In DFAR, several large investors increased positions during July: Vise Technologies Inc. boosted its DFAR stake by 292.6% to 1,696,565 shares (worth about $38.85 million) after purchasing 1,264,461 additional shares; Burton Enright Welch opened a new DFAR stake valued at roughly $15.46 million; Beacon Pointe Advisors LLC raised its holdings to 852,933 shares (+131.5%, about $19.53 million); Savant Capital LLC lifted to 958,787 shares (+70.4%, about $21.96 million); and Root Financial Partners LLC increased to 1,909,269 shares (+20.6%, about $43.73 million).
For Fidelity Real Estate Investment ETF (FPRO), Sunbelt Securities Inc. added a new stake in the first quarter, purchasing 3,700 shares worth about $85,000, representing roughly 0.55% of the ETF.
Parametric Hedged Equity ETF (PHEQ) saw Wayfinding Financial LLC boost its position by 0.6% to 134,303 shares (adding 766 shares); the fund also employs a laddered options strategy to mitigate losses, illustrating continued institutional interest despite the July spike in short interest.
First Trust Dorsey Wright Dynamic Focus 5 ETF (FVC) attracted multiple institutional moves: Raymond James Financial Inc. grew its stake by 62% to 348,035 shares (about $12.37 million); Susquehanna International Group elevated its position by 375.6% to 28,196 shares; Geneos Wealth Management Inc. and Jane Street Group LLC also added new stakes, underscoring heightened investor activity around FVC.
Fidelity International Multifactor ETF (FDEV) saw notable institutional additions: Centaurus Financial Inc. increased its stake by 4.1% to 8,801 shares; Kestra Private Wealth Services LLC rose 5.2% to 13,207 shares; Elyxium Wealth LLC opened a new position; IFP Advisors Inc and Wells Fargo & Company MN also added positions.
Short interest surged across several real estate and equity ETFs in July, with the Dimensional US Real Estate ETF (DFAR) leading the pack — its short interest jumped 310.4% to 526,506 shares, according to Watchlist News. Days-to-cover for DFAR sits near 0.2, meaning short sellers could close their positions almost instantly.
The spike was not limited to DFAR. Four other funds — FPRO, PHEQ, FVC, and FDEV — also saw short interest climb sharply during the month. The moves signal growing market attention on real estate and equity-focused ETFs, even as institutional investors kept adding to their long positions.
DFAR's short interest hit 526,506 shares by July 31 — a 310.4% jump from mid-month levels, Watchlist News reported. Short interest is the number of shares that investors have bet will fall in price. Despite that bearish signal, major institutional players moved in the opposite direction.

Fidelity International Multifactor ETF (FDEV) saw short interest grow 102.9% to 1,917 shares. Its days-to-cover is just 0.1 days — essentially zero. That means shorts could exit in minutes if needed. Still, multiple institutions added to their long positions during July.
Centaurus Financial Inc. raised its FDEV stake 4.1% to 8,801 shares. Kestra Private Wealth Services LLC grew its position 5.2% to 13,207 shares. Elyxium Wealth LLC opened a brand-new position. IFP Advisors Inc. and Wells Fargo also added shares, showing broad institutional interest despite the short-interest spike.
