Abu Dhabi Launches AED100 Billion Marsa Al Saadiyat, a Premier Luxury Waterfront Development

In addition to the 8-km coastline and 5.6 km of beaches, Marsa Al Saadiyat will feature a 1-km waterfront promenade, a 46-km cycling loop, and about 140 km of interconnected walking paths to create a walkable luxury precinct.

Abu Dhabi has launched Marsa Al Saadiyat, a AED 100 billion ($27.2 billion) waterfront development spanning 6.4 million square metres on Saadiyat Island, according to ARN News Centre. The project marks the final phase of the Saadiyat Island masterplan and will rank among the UAE's most ambitious luxury destinations.
Crown Prince Sheikh Khaled bin Mohamed bin Zayed Al Nahyan witnessed the launch and directed the project's renaming from Saadiyat Marina District to Marsa Al Saadiyat, Economy Middle East reported. The new name honours the UAE's deep maritime heritage.
At the heart of Marsa Al Saadiyat sits Abu Dhabi's largest marina, built to hold 350 sailing boats and luxury yachts, Dubai Eye 103.8 reported. An 8-kilometre waterfront runs alongside the marina, lined with beaches, parks, and promenades. The development includes 5.6 km of beaches, a 1-km waterfront promenade, a 46-km cycling loop, and roughly 140 km of walking paths.
Master developer Aldar will oversee the overall design and primary infrastructure. The plan calls for a curated mix of private homes, luxury villas, waterfront apartments, schools, and cultural facilities. More than 58,000 residents are expected to call the development home once complete.
Marsa Al Saadiyat will include a dedicated underground Etihad Rail high-speed station, linking residents directly to Abu Dhabi's broader rail network, according to Bazaar Times. That kind of transit link is rare for a single district-level development in the UAE.

The development ties directly into the island's existing museums, galleries, and education hubs.
Marsa Al Saadiyat is designed to connect seamlessly with Saadiyat Island's existing cultural district, which already hosts world-class institutions. The Louvre Abu Dhabi sits nearby, and other major museums are in the pipeline. Adding 58,000 residents to the precinct will give those institutions a built-in, daily audience.
The Crown Prince's personal involvement at the launch sent a clear signal about the project's national importance, Dubai Eye 103.8 reported. Abu Dhabi is betting that blending luxury living, culture, and maritime lifestyle in one place will draw both residents and tourists from around the world.
