AI and Stricter Rules Will Transform Global Homes and Buildings Industry by 2026.
The global homes and buildings industry is on track to generate up to $2.10 trillion in revenue in 2026, according to Frost & Sullivan. The firm says artificial intelligence, tighter building laws, and booming demand for data centers are driving a new growth cycle — one it calls a fundamental shift in how buildings think and operate.
The AI-in-smart-buildings market alone is already worth $64.95 billion in 2026, and analysts project it will hit $476 billion by 2035. Frost & Sullivan analyst Anirudh Bhaskaran says buildings are "evolving from passive assets into intelligent, adaptive ecosystems capable of autonomous decision-making."
The biggest opportunity Frost & Sullivan identifies is "agentic AI" — systems that don't just suggest actions, they execute them. Think HVAC units that autonomously sell spare energy back to the power grid, or lighting that adapts in real time without human input. Smart lighting alone is growing at a 27% annual rate through 2033, according to DataM Intelligence.
But adoption is uneven. Deloitte reports that while 48% of organizations have introduced AI, only 12% have actually redesigned their workflows around it. Security experts warn of an "accountability gap" — agentic AI makes real-time decisions that can trigger "cascading decision chains" where no one is clearly legally responsible.
The growth surge is not just tech-driven — it is legally compelled. The EU's revised Energy Performance of Buildings Directive required all member states to begin enforcing zero-emission standards for new buildings by May 30, 2026. The rules also demand that the worst-performing 16% of non-residential buildings be renovated by 2030.
The UK went further with its Future Homes and Buildings Standards, which took effect through 2026 building regulation updates. All new homes must now be "zero carbon ready," with on-site heat pumps and solar panels required by law. Melvin Leong, Senior Director at Frost & Sullivan, said the future "will be defined by integration, not isolation, where automation, intelligence, and sustainability work as one system."
The same AI powering smart buildings is straining the power grid. Data centers are projected to consume 945 terawatt-hours of electricity annually by 2030, according to the United Nations University. Massive projects like the "Stargate" campus in Michigan and "Project Blue" in Arizona are already reshuffling local water rights and power supply. Axios reported exclusive plans for nationwide conservative protests against AI data centers over energy and water use.
UN Secretary-General António Guterres pushed back directly at London Climate Action Week on June 23. "It is time to come clean," he said. "AI companies should release information about the carbon, water, and land used to power their systems." The tension puts the buildings industry in a bind: AI is its primary tool for reaching net zero, but AI itself carries significant environmental costs.
Among all sub-sectors, Frost & Sullivan says construction management software is growing fastest. A U.S. housing shortage of roughly 1.2 million homes is pushing developers toward AI-managed construction tools that speed timelines and cut costs. The industry is also shifting its business model — away from selling hardware like boilers and lightbulbs, and toward "energy-saved-as-a-service" subscriptions.
Small businesses may have an edge here. Forbes reports that companies building agentic AI into their core operations from day one — rather than layering it onto old systems — are seeing 2.5 times more revenue per team member than competitors. The overall industry growth rate for 2026 is forecast between 4.0% and 7.7%, depending on how fast regulatory and technology adoption converges.
